PROPERTY POWER OF ATTORNEY, UAE
Property Power of Attorney in Dubai
A property power of attorney lets an agent buy, sell or manage real estate on your behalf when you cannot attend Dubai Land Department in person. Our in-house notary public notarises it at Business Bay, online or at your home, from AED 1,500.

What a property power of attorney is
A property power of attorney authorises an agent to deal with real estate on the principal’s behalf, where the owner cannot attend Dubai Land Department, a developer’s office or a bank in person. It is used for selling a property, buying one, leasing it out, managing it, mortgaging it or completing a step in a transaction already under way. The document has to name the property specifically, usually by the title deed number, and set out exactly what the agent may do with it. A property power of attorney written as a general statement about “my real estate” is routinely rejected, because Dubai Land Department and the banks that lend against property both read the document for the one asset it covers.
What a property power of attorney can cover
Selling a property
Signing the sale contract and the transfer at Dubai Land Department.
Leasing and management
Signing tenancy contracts and handling day to day management.
What the document must contain
01
The property, named exactly
Title deed number, unit or plot number and location, matching the deed.
02
The principal and the agent
Both named as in their passports.
03
What the agent may do
Sell, buy, lease, manage or mortgage, stated specifically rather than implied.
04
Any price or condition the principal sets
A minimum price, a named buyer, or another condition, where the principal wants one recorded.
05
Signatures
The principal’s signature, witnessed and notarised.
Getting the scope right
Dubai Land Department and a bank both check a property power of attorney against the specific transaction in front of them, not against what it might have meant to cover. A document written for “managing my property” is read narrowly when a sale is presented under it. We write the scope to the transaction you actually need the agent to complete, so it is not sent back for being too general.

What Dubai Land Department and a bank check
Dubai Land Department checks that the power of attorney names the specific property and the specific act, such as sale or mortgage, before it registers a transaction signed by an agent. A bank lending against the same property checks the same thing before it releases funds.
- The title deed number matches the property in the transaction
- The authority granted covers the exact act being signed
- The document is recent enough for the authority involved
Who signs, and what we check
The principal, or their own attorney where permitted
The agent, named by passport or Emirates ID
The title deed number and property description
The specific act authorised, such as sale, lease or mortgage
Any price or condition the principal sets
A corporate owner’s trade licence and authorised signatory
Where a property power of attorney is refused
A property power of attorney is usually refused for the same few reasons. The title deed number is missing or does not match. The authority granted does not cover the transaction being signed, for instance a POA written for leasing being used for a sale. Or the document is older than Dubai Land Department or the bank accepts. We check the title deed and the scope before you sign.
Common problems, and the fix
01
The title deed number is missing or wrong
Fix: copy it from the deed, exactly.
02
The POA does not cover the transaction being signed
Fix: write the specific act, sale, lease, management or mortgage, into the scope.
03
The document is too old for the authority
Fix: check the age limit with Dubai Land Department or the bank, and renew if needed.
04
A corporate owner has no proof of signing authority
Fix: bring the trade licence and the resolution naming the signatory.
After notarisation
01
Present it at Dubai Land Department
The notarised property POA is checked before the agent signs the transaction.
02
Complete the transaction
Sale, lease, management or mortgage, within the scope written into the document.
03
Keep a copy
Keep the notarised original and a digital copy, for the agent and for your own file.
04
Revoke it when the transaction is complete

A related transaction, not covered by the same POA
A property power of attorney written for one sale does not extend to a different property or a different act. A new transaction needs its own power of attorney, or an amendment to the existing one.

Send the title deed. We write the scope to match the transaction.
Documents we notarise are presented to authorities, free zones and banks across the UAE.

Questions about property power of attorney
Can my agent sell my property without me present?
Yes, once the property power of attorney is notarised and names the sale specifically, your agent signs at Dubai Land Department on your behalf.
Does the POA need to name the exact property?
Yes. Dubai Land Department checks the title deed number against the power of attorney before registering a transaction.
Can one property power of attorney cover more than one act?
Yes, if each act is written in clearly, such as leasing and management together. We check what you need before drafting it.
Can I grant one if I am outside the UAE?
Yes, through our online notary public service, subject to Dubai Land Department’s own requirements for the transaction.
Does a bank accept the same property power of attorney?
Often, if it covers the act the bank needs, such as a mortgage signature. We check this before you sign.
Can a property power of attorney be cancelled?
Yes, at any time by the principal, and we help put the cancellation on record.
